FOR SALE ON THE COSTA BLANCA:
A Beautiful Villa on the much sought after and prestigious Monte Pego Urbanisation
The Entrance to Monte Pego Urbanisation
Our villa is built on a 1,300 square metre plot and has fantastic mountain views to die for. The villa has a high boundary wall with private parking space, providing seclusion from the road. There is also outside lighting surrounding the property.
The villa is ten years old and besides extensive development of the easily maintained garden we have extended the property with a dining room which doubles as an additional bedroom. The typical design of this villa contained 3 bedrooms, but the original owner had the good sense to sacrifice one of the bedrooms to provide additional living space in the lounge. The extension to the villa has provided the flexibility of a third bedroom (with a lovely sofa bed and full length blinds fitted) or a lovely dining room space whilest retaining the comfort of the large lounge area. The property is surrounded by garden and has two terraces, one by the large swimming pool and the other to the side of the dining room. You can choose to have all day sunshine or the choice of a covered Naya (patio) offers shade, if that is your choice. For more detailed information on the villa select the menu option; "Villa Specifications" and browse the pictures of the "House" and "Garden".
Monte Pego Urbanisation is a very multi European environment with many British, German, Dutch, Swiss, Norwegian and Spanish residents. It is situated mid-way between Alicante and Valencia airports and an hour drive to each. It is split into three sections with a specific town being responsible for each section. Our villa is built within the limits of the small town of Rafol de Almunia, which has some advantages over the other two towns, Pego and Denia. The minimum size of plot within the Rafol de Almunia section of Monte Pego is 1,300 square metres, where the other's can be as little as 500 square meters. Our plot is 1,300 square metres, which means that you are not living on top of your neighbours. With Rafol de Almunia being a smaller town, we also benefit from cheaper annual charges for rates & rubbish collectin. Another saving is in the cost of road tax for your car. In the Spanish system your car must be registered with the municipality of the town in which you live, and dependent on the town (generally the size) the annual cost of Vehicle Road Tax varies, therefore we also benefit from cheaper road tax.
Recognising that our annual expenditure is less than an equivalent property which comes under Pego or Denia, life on and around Monte Pego is no different for us. You can acccess a map of the Urbanisation by clicking on the "Maps and Directions" menu option. This should give a clearer idea of the urbanisation layout and the location of our villa on Calle Antonio Machado.
Our villa lies in a quiet Cul-de-Sac with only six other villa's. We are located between the towns of Pego and Els Poblets, in close proximity to many restaurants, bars and beaches, and within the Urbanisation there are three restaurants and three bars. There are also Tennis and Paddle Courts and an active Social Club. BBQ's are held on the large patio of the Monte Pego Restaurant in the Summer and various events are run throughout the year by the Monte Pego International Ladies Organisation which benefits local charities. The Urbanisation stands above a large orchard and to the side are the rice fields and a large protected area of Fen which is home to a vast selection of birds. The Fen has well constructed way-marked paths, very popular with dog lovers.
For the golfer, there are excellent courses close by and many more within easy reach. There is a Monte Pego Golf Association which hold regular competitions and outings to other clubs. Being a member of an association benefits from cheaper club membership fees.
For someone looking to ski, then there are the two popular ski resorts of Javalambre and Valdelinares both close to Teruel and about an hour inland from Valencia. Both are a two and a half hour drive away, and quite comfortably, can be done on a day trip. You can quite literally ski in the morning and soak up the sun on the beach in the afternoon.
